1. Q. My outlets are not working. How do I reset my GFCI outlets?
A. You may reset the GFCI outlets by pressing the test/reset button and/or resetting a tripped GFCI breaker (located in your electrical service panel)
2. Q. What manufacturer warranties are included with my Home?
A. Many times, there are manufacturer warranties that extend beyond the first year on items such as defective roof shingles, windows, furnace, air conditioning unit, and the hot water heater. The manufacturer information is usually attached to the item, or it can be found in your Homeowner Manual.
3. Q. How often should I caulk the necessary areas of my Home?
A. It is recommended that you check the caulking on a yearly basis and re-caulk as needed.
4. Q. Is window seal failure included in my warranty coverage?
A. If you experience window seal failure (condensation or fogginess between the panes of glass), this may be included in your window manufacturer’s warranty coverage. There is a sticker in the header or on the frame of the window with the manufacturer’s information. If you are unable to locate it, the Builder may provide you with that information.
5. Q. Are roof leaks included in my warranty coverage?
A. Roof leaks are included in the 1-year warranty coverage unless otherwise stated in your warranty documents and/or Builder documentation. Please contact your Berks Homes initially for any 1 and 2-year service requests prior to contacting the manufacturer.
6. Q. Are cracks in the concrete normal?
A. Cracks in concrete are common and they develop when stresses in the concrete exceed its strength. Cracks are often caused by normal shrinkage of the concrete when hardening and drying. Cracks in walls can also allow leaks. I most cases this is resolved by adjusting the grade around the home’s foundation and in some cases by addressing the crack from the inside. Please contact Berks Homes for an evaluation.
7. Q. Are drywall dents or marks on walls covered by the warranty?
A. The homeowner is responsible for painting and repairing walls that have dents and marks due to normal wear. In the 1st year the warranty does cover seam and corner cracks and nail pops due to normal expanding and contracting as the new home settles (painting is the responsibility of the homeowner). Leaks causing drywall repair are also covered in the first year (Berks Homes will paint these areas).
8. Q. Are yard bare spots and weeds covered?
A. There are tips in the Homeowner Manual for Growing Grass. Generally, Berks Homes provides the new buyer with a starter lawn. The homeowner then
takes responsibility for their own yard. If you are diligent in following the Growing Grass tips, the grass will be will on its way to becoming a healthy lawn.
